When to Renovate
- High-return updates (kitchen, bathrooms, flooring)
- Issues that will kill deals (roof, HVAC, foundation)
- Cosmetic issues that make the home show poorly (dated wallpaper, worn carpet, bad paint colors)
- When the math makes sense (spending $15K to gain $30K in sale price)
When to Sell As-Is
- Major structural issues that cost more than the value they add
- When you don't have capital for updates
- When the market is strong enough that buyers will see the value anyway
- Investment properties or estate sales where speed matters more than price
My Approach
I walk through your home and give you honest feedback on what actually impacts sale price versus what's just nice to have. Then we run numbers.
If you spend $20,000 updating kitchens and bathrooms, will you get $30,000+ more in sale price? If yes, it's worth considering. If you'll spend $20,000 to maybe get $15,000 more, that math doesn't work. Just price accordingly and sell to someone who wants to do their own updates.
I also connect sellers with contractors I trust who can give realistic estimates and timelines. The worst thing you can do is start a renovation, run out of money or time, and end up listing a half-finished project.
