New construction has obvious appeal. Everything is new. You often get to pick finishes and colors. Nothing needs repair for years. Many builders in the Northeast Houston area offer modern floor plans with open concepts that today's families love. And there's something psychologically satisfying about being the first person to live in a home.
But — and this is important — new construction usually comes at a premium. You're paying for that new-everything experience. Also, new subdivisions don't have mature landscaping, established neighborhoods, or that settled community feel. Everything's still developing.
What Resale Homes Offer
Resale homes offer something different: character, established neighborhoods, mature trees, and often more house for your money. That $350,000 in a resale market might get you 2,800 square feet on a quarter-acre lot with 15-year-old oak trees. The same budget in new construction might get you 2,200 square feet on a smaller lot with saplings.
